The Campus Maintenance and Operations section of FMSD is divided into five essential groups: Operations, Projects, Security, Contracts and Legislative Compliance.
The Operations group is responsible for maintaining all existing grounds and buildings infrastructure across Deakin University and for conducting all works associated with Service Level Agreements.
The Projects group is responsible for scheduling maintenance programs using the results of condition based audits and life-cycle costing of buildings.
The Contracts group is responsible for managing and administering contracts (for cleaning, security, lifts, fire, pest control and so on) and Service Level Agreements with the University's affiliated bodies, which include the Deakin University Student Association (DUSA4U), the Deakin Management Centre and the Geelong Performing Arts Centre.

The Legislative Compliance group is responsible for the maintenance of known essential safety measures (the fire and life safety items installed or constructed in a building to ensure adequate levels of fire safety over the life of the building).
