The National Rental Affordability Scheme (NRAS) is an Australian Government initiative that seeks to address the shortage of affordable rental accommodation. The incentive is offered on the condition that the dwellings are rented to eligible low to moderate income earners at a minimum of 20% below the market rates as set out by the NRAS regulations.

Deakin University will be opening a brand new high quality 102 bed studio apartment complex in Warrnambool and a new 309 bed studio apartment complex in Geelong. One bedroom apartments are also available subject to limited numbers.

Student Eligibility Criteria

Students wishing to apply for an NRAS apartment must ensure they comply with the mandatory NRAS regulations for 'eligible tenants'. For 2014 students must have a gross income eligibility limit of $45,956.00.

Students must be able to provide their gross annual income from the 12 months prior to their move in date.

Once the application is accepted they must then complete the Residential Tenancy Agreement and provide evidentiary supporting documentation.

Living spaces

The apartments are self-contained, and self-catered, with an ensuite bathroom and kitchenette in each studio. The rooms are fully furnished (with bed, study desk & chair, wardrobe, bookshelves, individual heating & cooling
and Wi-Fi).

Communal areas

There are communal lounges and full kitchens for residents to meet and socialise as well as additional study areas.

Amenity spaces

Student amenity areas have been designed to complement resident recreational needs and lifestyle. Some of these spaces feature a large resident common room (incorporating comfortable and flexible seating arrangements for relaxing/socialising, pool tables, table tennis and kitchen facility), as well as a theatre/gaming room. This common room flows seamlessly onto landscaped front and rear decks, with the front deck having BBQ facilities overlooking natural surrounds. Also, for resident amenity the building has purpose-built laundry, personal storage and secure bike room facilities.
