This unit is broken into two separate components: (a) valuation for statutory purposes and (b) compulsory acquisition and compensation. Valuation for statutory purposed covers unimproved capital value (UCV), capital improved value (CIV), site value (SV), net annual value (NAV), local government rates, mass appraisal techniques and land tax. Compulsory acquisition and compensation covers valuation principles and methodologies, expert witness statements and preparation for court as an expert witness. This unit aims to give students a basic understanding of the role of statutory valuation in the property market, and also what compulsory acquisition entails and how it affects the stakeholders.
